The land extends to approximately 51.4 acres (20.8 Ha) as edged red and blue on the available Site Plan, and is located to the east of the sought after village of Wingerworth. Wingerworth, with a population of approximately 6,533, is located 4.8 km southwest of the town of Chesterfield, and 24 km south of Sheffield.

The development land consists of agricultural fields extending to 26.8 acres, as edged red on the Site Plan. The remaining 24.6 acres consists of woodland, as edged blue on the site plan. The land abuts the A61 Derby Road to its eastern boundary providing the proposed access, with existing residential dwellings to the north, agricultural fields to the west, and woodland to the south. The site rises gently from east to west.

Town Planning

Outline Planning consent for up to 250 residential dwellings was granted by North East Derbyshire on 21/04/15 (TP ref: 14/00763/OL). A Sec. 106 Agreement was entered into as part of the planning consent providing the following financial contributions:

  • £1,900 per unit A61 Corridor Highway Contribution (to be paid before occupation of 85% of dwellings)
  • £25.18 per unit Waste Contribution (to be paid before the occupation of 50% of dwellings)

The Outline consent also provided for 40% of the units as affordable. Our clients have successfully reduced this provision to 24% via a Sec. 73 application (TP ref: 16/00656/OL), granted on 11/01/17.

Condition 14 of the outline permission requires that the west of the development site is to be developed with single storey dwellings only, as shown on the indicative master plan (these units are shown as dark brown)

Condition 15 of the Outline planning consent requires the provision of a Woodlands Management Plan relating to the adjacent Woodland (as edged blue on the Site Plan). A copy of a draft Woodland Management Plan is included in the ‘Documents and Downloads’ Section.

In accordance with Condition 39 of the Outline Planning consent, archaeological trenching works have been undertaken and as a result an Archaeology Report has been prepared which identifies a number of mitigation works required as part of the development of the site. Our clients have obtained a quote from their consultants to undertake these works, which can be provided to interested parties on request.

Please note there is a mast to the south west of the site that requires access at all times through the construction period, and then permanently along the route shaded yellow on the enclosed Wingerworth Mast Access Plan (or via a suitable alternative route through the proposed development, to be agreed with the telecommunications company).
